The Mar Menor, the large natural lagoon on the south east coast of Spain was formed due to a strip of land known as the La Manga Strip running up the west side of a natural very large bay and cutting it off from the rest of the Mediterranean. The Mar Menor itself has a surface area of around 170km2 and a depth of never more than 7 meters which allows the sun to warm up the waters to a higher temperature than the Mediterranean sea that feeds it and constant evaporation means that its water is saltier and therefore more buoyant than normal. Naturally this makes its calm waters the perfect environment for a huge array of watersports and activities and with sandy beaches all the way around its hardly any wonder there are so many people looking at property for sale on its coasts.
Apart from the obvious draw of the lagoon there are also plenty of other attractions around the Mar Menor. At the north end lies a large expanse of salt flats, important both economically for salt production and environmentally as they offer a rare habitat to some specialised species including the flamingos that visit at various times a year. At the south end is the spectacular regional park and just to the west of that is the famed La Manga golf course and club. On the west coast you will find the Serena Golf course and the San Javier airport making any town around the Mar Menor easily accessible and on the east is the La Manga strip which plays host to the fantastic Tomas Maestre Marina as well as a host of other smaller ports and with the Mediterranean on one side, the Mar Menor on the other is a spectacle in itself.
Property for sale around the Mar Menor tends to be more expensive than other areas for the obvious reason that so many people want to own it. Any house or apartment on its shores has excellent rental potential pretty much all year round thanks to the continually pleasantly warm weather of the area. There are a number of towns and villages dotted around the Mar Menor from the northernmost Lo Pagan and all down the western side with the most notable from a property standpoint being Lo Pagan, Santiago de la Ribera and Los Alcazarez due to these having seen the a large amount of development in recent decades to the point that Lo Pagan and Santiago de la Ribera now join to make one long urbanised area along the coast.
The south west of the Mar Menor has seen much less development and the towns on the coast here tend to be smaller, although all have seen at least some measure of property development as tourism increased. As you round the southernmost tip and pass the small resort of Playa Honda you start back up the La Manga strip itself. Varying in width from around one hundred to three hundred meters this strip of land has in the past few decades filled up from the southern end with a wealth of hotels, shops and restaurants and some of the most prestigious property developments on the Spanish coast.
